Vert-X  led a multi-disciplinary team through resource consent and building consent for the new 8,400 m² prefabrication factory for Presidential Homes in Palmerston North. Built to manufacture complete houses under one roof, the project is nearing completion. Vert-X led a multidisciplinary design team incorporating architects, planners, landscape designers, mechanical services, geotechnical engineers and others - taking the project from inception through resource consent and into construction.
   Site constraints included contaminated ground spanning two titles and the need for a building to enable finished houses be trucked straight out. That meant a 60 m clear span with no internal columns, an 18 m wide × 8 m high sliding door at the gable end, and a 12 m × 8 m sectional door in the side wall - both sized for completed homes to exit. The existing site had existing buildings which were demolished to enable the whole site to be developed including upgrading of the street frontages with new kerb and channels, footpaths and   landscaping.
   We designed the structure around tapered steel portal frames to carry the 60 m span, with a full-height precast gable wall where the building reached its maximum length on the site. The floor is a fibre-reinforced slab with minimal construction joints and sawcuts, giving a clean, durable surface for houses to be built and moved across. The client is carrying out construction with their own subcontractors.
